THERE IS NO TRAINING INVOLVED SO THE SITE ACQUISITION COORDINATORS MUST BE READY TO HIT THE GROUND RUNNING.
Position Overview:
The Site Acquisition Coordinator (SAC) reports the to the market site acquisition project manager and is responsible for assisting with lease or other real estate agreements, as well zoning and permitting actions. The SAC will coordinate with outside vendor partners, environmental engineers, architectural & engineering firms, title search firms and others to ensure that transactions are closed within defined timeframes. Will also identify potential risk scenarios, assist with drafting and proofing recordable transaction documents, easements, warranty deeds, etc.. Prepares zoning and permitting applications and monitor the progress of the application as well as facilitate jurisdictional requests for additional information as a result of the application review process. The SAC will also be responsible for updating all applicable databases utilized to track the site acquisition process. This will include client databases as well.
General Role Description
Assists with site sketches.
Update NSN and Client databases to reflect real-time project progress.
Create and submit Purchase and Change order requests.
Collect pertinent data from applicable vendors and maintain project trackers on a continual basis.
Interviews zoning/permitting personnel to obtain jurisdictional approval requirements for installation of wireless communication facilities and/or related wireless equipment as defined by the project scope.
Reviews zoning drawings prior to submittal for compliance with public agencies and client requirements.
Assists with and helps prepare land use entitlement applications and presentations before governmental and architectural review boards.
Assists site acquisition personnel as they coordinate with tower owners and/or private landlords to negotiate and secure lease entitlements as defined by the project scope.
Gathers required information necessary for entitlement applications (RF Affidavits, propagation maps, photo-simulations, etc.).
Completes Lease & Zoning Audit reviews.
Reviews and approves site specific documents.
Completes co-location applications and associated documents
Reviews the quality and completeness of site specific documentation
- Monitors and tracks progress on all open transactions

Accountable for executing Scope of Work, DWIs, MOPs, RACIs within Market and Contractual obligations

Project Communications:
Provides accurate daily status on forecast and actuals in IPM.
Ensures sufficient operational visibility to relevant stakeholders (e.g. PMO, Customer) through specific tools
Participates in periodic reviews e.g. Review Meetings
Project Financials:
Accountable for market cost adherence (PCA)
LOA owner according to issued guidelines
Accountable for Supplier PO issuance via IPM, Supplier work Acceptances and GR trigger out of IPM
Demand planning
Maintains market level NELLE forecast for Hardware, Resources and Services
Change Management
Ensures Pre-Authorization of all additional works in IPM prior to execution
Performs weekly closure of all outstanding Change Orders
Ensures weekly escalation of all billable Change Orders
Project Risk
Identifies and analyzes risk and opportunities
Plans and implements risk response actions
Ensures risks actively monitored and managed
Project Quality
Ensures delivered services meet NSN standards
Acceptance
Ensures timely acceptance in line with contractual obligations
Ensures required documentation is uploaded to IPM
